How to Write Sizzling Advertising Words to Sell Your Home

advertising words for home sellingThere is an art to writing attention grabbing headlines and stimulating ad copy, but I suspect some agents are so busy taking listings these days that few stop to give more than a few moment's thought to their advertising copy. In older neighborhoods, for example, often the type of home is misidentified. Sometimes I see high-water bungalows identified as Victorians or a Four-Square called a bungalow. That shows the agent is clueless. On top of that, I see lots of ad copy that is vanilla and boring.

That's not to say a seller or the agent should overstate or make the home sound grander than it is, because buyers will spin a 180 and walk out if they feel misled. It's important to pick out the top features and play up those benefits in ad copy. Moreover, don't violate Fair Housing Laws. I had an agent insist it was perfectly acceptable to write that the home was located within walking distance of a popular synagogue. That sentence contains two violations that can carry steep fines.

Marketing Bloopers

marketing mistakesLooking through MLS today, I came upon a listing that was just reduced, so it must have been on the market at least 30 days or more; I don't recall. But what struck me odd about the listing was the marketing comments in MLS. The marketing section in the Sacramento MLS gives agents the opportunity to write glowing reviews and stunning ad copy.

This listing contained one line in the comments: "This home has many unique things." That's it. The agent isn't going to tell us, apparently, just what those unique things are. In fact, I'm betting if you were to ask that agent why there was no description of this home's uniqueness, he would say in earnest something silly like, "I want buyers to be curious enough to come look at it." What this agent doesn't realize is buyers are going to say, "Next." They will tour homes with multiple photographs and an enticing description. Which is not this listing.

Making Repairs that Payoff When Selling

repairs before sellingA seller who is putting his home on the market next week needed to get his home in shape to sell, but he had a few marks on his kitchen wall that required repair. He had tried to match the wall color in the kitchen, but could not find a good match. As a result, he ended up with two big splotches of brownish shades on his brown wall. He wanted to leave it that way. He was tired of making repairs and spending money to fix up his home before selling it.

Even though I explained to him that a buyer who is handing over more than a half million dollars for his home will want it turnkey and ready to move into, the seller was adamant that he was not going to repaint the kitchen. As a compromise, he is painting one wall a darker shade of brown. Because in a buyer's market, if a buyer can easily spot defects in a home, the buyer is likely to pass it by in favor of a home that needs no work. Buyers are looking for reasons to eliminate homes from their home buying lists.

If I Opened My Mouth and No Sound Came Out Did I Speak?

While I am flattered to be MeMe'd again, this time by the non-French speaking Michelle Casey, it is true that my first MeMe is not in the alphabetical list, which is likely why I'm being tapped a second time.

In early December, I wrote a MeMe, which is floating around somewhere, so I probably have very little to add to that.

Real Estate and Computers in 1988 

Let's see, I bought my first computer in 1988, a 40-lb portable to replace the free computer I had been given several years earlier. I think it was an IBM XT, and it used 5 1/4-inch floppy disks. Not only do I have those disks, but also the 3 1/2 disks, none of which I can use anymore. I bought voice mail technology compatible with DOS and started a company called Pet Crisis Hotline, which I ran in my spare time. We sold pet tags with an engraved 800 number that disclosed owner information and authorized immediate medical treatment if a lost pet was found injured. I used to read my MS DOS book at bedtime. I had been selling real estate full time for more than ten years in 1988, ran my pet business, and started to write online -- Freenet was the only way I could access the internet, and there were no graphics. I'm dumbfounded at how much information can be stored on a thumb drive nowadays.

Title Searching in Colorado in 1975 

I once worked for First American Title as a title searcher in Boulder, and I lived 17 miles up the canyon in a small town called Nederland. We had two bars in town, the Pioneer Inn and the Branding Iron, One of the bartenders had "restroom" tattooed on his arm so he didn't have to talk to customers who asked him where the restrooms were located. He could just raise his arm and point. My first residence in town was an A-frame where 17 guys lived. I was the only person who got up early in the morning to go to work, and everybody else used to stay up all night. They would often keep me awake with their noise, playing music, rolling logs into the fire, tossing empty beer cans into the kitchen sink -- rattles, bangs and thuds. So one winter morning when I left for work, I propped open all the windows, all the doors, and cranked the stereo up full blast as I headed out the door. There were much quieter at night after that.

Both my husband and I go birding. We didn't plan to become birders, it happened quite by accident. One day we paused to wonder, "Hey, what kind of bird is that?" So, we bought a bird book, then binoculars and before long we were hooked. The first time we spotted a killdeer, I nearly hyperventilated with excitement. If birds were stoners, killdeers would be excellent candidates.  If you don't look at birds, you might think they are all brown or black, but the truth is there are a huge variety of birds of many colors, shapes and sizes in your back yard that you have probably never noticed.

Pet Lover 

We have three cats. Two are ocicats that came from a breeder in Orange County. One is a chocolate silver male who can't be shown because he doesn't have any spots; he is marbled. The other is a retired breeder who is a cinnamon spotted and came to live with us when she was 18 months. Both were sort of considered throwaways because they aren't show quality anymore. Our other cat is a Somali, and he's almost 16. He lives in a 4x4 pen and comes out at night to sit with us. He was diagnosed with kidney disease a little over a year ago, but his last doctor visit showed no signs of disease anymore. Our doctor thinks the cat is neurotic now and not physically ill at all. All three think they run the house and scream at us nonstop.pai and pica

Adventure Travel 

When I'm not swamped with work, I try to arrange time to travel. I love to travel but I don't care much for tourist attractions. I guess you could say I look for adventure. I once hiked through Provence, starting in Riez and walking nine miles over the mountains to Moustiers St. Marie, a small village that is famous for pottery nestled on the side of a rock canyon. That was only one day - we spent 10 days hiking on old Roman trails.

venice I've also hiked through the Ring of Kerry in Ireland. Traveling on foot is a great way to see the countryside and small towns. Couple years ago we went to the Galapagos and toured via a 16-passenger boat most of the islands, which is the best way to see the area. Then we slept in a thatched hut in the jungles of Ecuador for three days on our way back home. You have no idea how loud a jungle can be until you are sleeping in the middle of it. The screeches, howls, croaking -- it's unbelievable. Those 17 guys in Nederland paled in comparison to the sounds wild animals in the jungle can make at night.

So, now I will tap three others for a MeMe, whether it's a second round for them or not.

Buying Houses for Cash Companies

Buying Houses for CashA reader wrote to me last week to ask about those "We Pay Cash For Houses" signs. Maybe it was a "We Buy Ugly Houses," but the concept behind these companies is the same. They make it sound like they can't find anything to buy (in this market of rapidly rising inventory and foreclosures), so they would like the home owner to call them directly to talk about selling.

Way back, before the advent of cell phones, we used to call these companies EPs, meaning "equity purchase." Because they negotiated the seller's equity and took over the existing loans, which is pretty much the same today. They promise no real estate commissions and no fees to the seller, but you've got to wonder how much money the seller actually receives and whether it's worth it, right?

CMAs - Comparative Market Analysis for Sellers

CMA - Comparative Market AnalysisI don't always prepare a full-blown CMA package for listing presentations. Sometimes, the seller already has a handle on the market and knows what is for sale and which homes have sold. Besides, for sophisticated sellers, they really don't need to read all that miscellaneous data that often accompanies CMAs. For them, I print out a portrait CMA that shows the last six months of activity, including current inventory, days on market and median prices. Print and go. Because that's what lots of sellers want to know, coupled with how much extra value they believe that new roof should bring.

For sellers who want a clear a picture of the trends in their market, it is the pending sales that predict which way the market is moving. Sometimes the comparable sales are too old because the market is moving too quickly. And active listings are important only to the extent that they present competition. Not to mention, those prices can be all over the board and meaningless, regardless of how often a seller may point to the neighbor's McMansion and want to list at a higher price for their 1,000 square-foot bungalow.

Challenges of Selling Homes in the Winter

selling homes in winterA reporter from MSNBC whom, as a result of her plagiarism, no longer works there, stole this content verbatim from my site on About.com. It made the news for a while because reporters are supposed to be smarter than that and more ethical than that. I recognized that she swiped my material because I have lived where it snows, and I have lived where it doesn't, so I know the not-so-subtle differences between selling where it's warm and selling where it isn't.

For one thing, when it snows, you better be out there with a broom or shovel to get rid of the snow before you step into it and leave footprints. Because footprints turn to ice. So, home buyers who want to tour your home could slip and practically kill themselves on ice-covered sidewalk or steps. Another important concern is trying to clear away that huge mound of snow left behind at the end of your driveway by the city crew when clearing out the streets. That stuff is solid. It's like trying to dig through Fort Knox.

Marketing Homes on the Web: Benefits Over Features

online listingsSelling benefits over features has been drilled into my head since I was a young whippersnapper. Anybody can own a house with a family room, but it's the space for three sofas to host family and friends . . . stuffing faces with pizza, spicy chili, chips . . . popping open a cold one . . . eyes glued to the TV on Super Bowl Sunday . . . screams, excitement, yes, a touchdown! . . . that is what sells a family room.

Your challenge is to transfer that benefit to the Internet. How many benefits can you think of that a large yard offers, for example? Is the yard the main selling feature of the home? Declining Market Fallout - Agent Sued Over Loss of Equity - Ummel vs. Little

lawsuit ummel vs little san diegoHas anyone been following that lawsuit going to trial on Monday in San Diego where a homeowner is suing her agent because she bought at the peak of the market? The homeowner, Marty Ummel, has been picketing her agent's office for more than a year. The agent, Mike Little, Re/Max, is also in the lending business and arranged the financing for the home Ummel bought. It seems that Ummel bought a home based on an appraisal of $1,150,000 in the summer of 2005. Ummel's own appraiser says it was worth $1,050,000.

This will be interesting to watch for a number of reasons. It will most likely be the first case where a buyer has sued an agent over valuation. Second, we all know appraisals aren't etched in stone -- they are merely opinions and can differ. Will the court decide an appraisal should be the final word?

Part of this lawsuit centers on the fact Ummel and Little did not sign an employment agreement with each other. I thought every agent in California used a Buyer's Broker Agreement when working with a buyer, but apparently it hasn't quite caught on in southern California. CAR also has great forms such as Market Conditions Advisory and Buyer Material Issues. I'm betting Little did not get signatures on those, either. If he had, he probably would not be headed into court next week.
