One of the reasons I love working with out-of-area agents is because I know how to make the process easy for them, and they aren't much trouble. Other agents in Sacramento have told me they do not like that interaction one little bit. We get a lot of agents from San Francisco / Bay Area coming into Sacramento to represent buyers.
Of course, their buyers want to move to our fine city. We have a great nightlife, wonderful restaurants, excellent medical care and let's not forget dirt-cheap prices as compared to The City.
When I hold an open house, for example, it's not unusual to already have an offer in hand. But we wait until after the open, generally, because that's when a Bay Area buyer often comes through without her agent. She falls in love. Calls her agent in San Francisco to write an offer. That agent hasn't done anything. Not lifted one little finger. Easy-peasy money. So the agent calls me and asks: How do I have to write this offer in order for my buyer to get that house? I love those questions, for a variety of reasons.
