The Duties of Open House Agents in Sacramento

Yes, I'm preaching to the choir here on Active Rain about Sacramento open house etiquette among agents. Most of the agents who participate on this website discussing real estate know enough to not interfere in another agent's transaction. But like with any group of people, there are often exceptions.

The other day my client asked me why she hasn't completed her disclosures. The open house agent (who was not my team member) had a discussion with the seller about types of disclosures they should make. I know, right? WTH? She seemed insistent that the disclosures should already be completed, which is in direct opposition to the way I do business. My method is to prepare disclosures as close to the time of an offer as possible. Fresh data is always better than stale.

By the time I finished explaining everything to my seller -- engaging in a discussion that was somewhat premature and unnecessary thanks to that agent -- the seller did not think kindly about the agent who pushed her about the disclosures. Now I can't let that agent hold anymore open houses. No upside.

Should Realtor Ethics Violations Be Public Info?
I put this question out there to the ActiveRain community: should Realtor ethics violations be public information? For a closed-knit organization that prevents its members from bad-mouthing each other, no surprise its stance; it's fiercely… more
When Sacramento Realtors Take the Day Off

Fishing in Kona is Best When You Catch Fish
Like with Sacramento real estate agents, I think some people tend to think all boat charters are the same. There are big differences among real estate agents, like boat charters. Possessing a license means nothing. First, there is an ability to… more
Thursday Hurricane Lane Rain in Kona, Hawaii

Air Quality 13 at Kona Coffee Haven Yesterday
When I was last at our house in Hawaii toward the end of June, we had a few bad air quality days in Kona. Mostly unhealthy for sensitive people, but also a red day -- which is unhealthy for everybody. However, Kilauea seems to have stopped erupting… more
Photos From Our San Jose Weekend Getaway
It seems like unless I am headed for Hawaii, I rarely find time for brief vacations anymore, even for a weekend. But last weekend, my brother-in-law from Chicago flew into the Bay Area. Well, actually, his company contacts were in Sunnyvale. There… more

Giving Advice to a Buyer Working With Another Agent
