Elizabeth Weintraub to Talk About Short Sales on Sacramento Public Access TV Tonight

There are times in which I will behave myself. Not always, you can count on that. But when it's important, I can manage to do it. I step up to the plate. And I pride myself on that ability. After all, I am a Sacramento short sale agent. This means in today's market I possess super powers.

Don't believe me? You try closing a few short sales yourself and see what you're up against. It used to be a lot easier. I'm not sure what happened but lately it's the super powers that do the closing, not me. By super powers, I mean the people I rely upon, and they constantly out-perform themselves. My team members, transaction coordinator and escrow officers, not to mention my fellow real estate agents in Sacramento who represent the buyers. They all do an astonishing and amazing job.

I don't have a lot of time to do things that I don't get paid to do, and when I do have the time, I like to make sure it involves lying on the beach with my husband somewhere warm and drinking Mai Tais. However, I also agreed to host a celebrity real estate forum next month. I think I need my head examined. There are only so many hours in a day.

Tips for a Successful Open House -- Weintraub's 4th Video

In some ways, I suspect it's because they might not be very good at them.  Because to hold a good open house, you've got to interact with people, shake hands, talk with them, hand out information, answer questions and, believe it or not, there are a lot of people in real estate who aren't gregarious. Other agents don't want to give up a Sunday afternoon when they could spend it with family. But I LOVE open houses and at least 20% of my listings sell during open houses.

Granted, there are communities that are not condusive to an open house. And it's generally not a good idea to hold open a home week after week after week because the home can become tired in the public's eyes. However, most homes should be held open at least once or twice after coming on the market.

Weintraub video what happens at a home inspectionI'm having too much fun making videos these days. Do you know how hard it is to freeze a video at a point where you don't look goofy or have one eye closed? Here is my second video, which is about What Happens at a Home Inspection.

Remember, no home is perfect. All homes will require repairs, regardless of how well they have been maintained. In my 30-some years in this business, I have yet to see a home inspection report come back without a noted defect. Even on new homes. It is crucial that buyers obtain a home inspection from a qualified home inspector.

Don't expect a contractor friend or family member to be as thorough or to check the structural elements in the same manner that a trained home inspector would.

My First Video - - It's About Staging a Home on Homebuying at About.com

Movie star clip boardThe powers-that-be at the New York Times-owned About.com decided I should be a video star! Well, I don't know about the star part, but I filmed a bunch of videos for my homebuying site at About.com in February, and the first one was published two days ago. Of course, I talk too fast -- people think I am from New York instead of hailing from Minnesota.

And I look a bazillion years old because I didn't have a makeup artist or hairdresser to fix me up. OK, I am a bazillion years old, but it doesn't mean I want to appear that way on camera. I'm just as vain any other woman of a certain age.

The video is about staging a home. The videographer is a wonderfully creative freelancer from the Bay area who helped me refine the script. We shot the video at a Land Park home that had been on the market for a few years before I got the listing. 

This Tudor home had been vacant since the sellers originally bought it; they never moved in. I proposed to the sellers that we stage it -- because being empty made it too cold and unfeeling. So, they hired the best home stager I know, Barbara LaSalle. The stager worked her magic; I held a few open houses, and the home sold in three weeks.
