An Elk Grove Short Sale in Elk Grove Meadows

10468 Canadeo Circle, Elk Grove, CA 95757It seems that lately most of my short sale listings in Sacramento are either located in Elk Grove, Natomas, Lincoln or Roseville / Rocklin areas. I do get a few in Land Park and East Sacramento since those are the areas I know the best, but I don't really need to be a neighborhood specialist to sell out of my local area. Especially when it comes to short sales, which I've been selling since 2006.

Besides, I'd say I'm becoming a neighborhood specialist in Elk Grove, Natomas, and the Lincoln - Roseville / Rocklin areas. How many homes does an agent have to sell to be a neighborhood specialist? Some agents claim that title when they sell 2 or 3 homes in an area. I've certainly sold more than that. Almost 60 homes last year.

That said, here is a new short sale listing in Elk Grove. It's located in the Elk Grove Meadows subdivision, just north of Whitelock and east of Willard. It's a very pretty one-story, Beazer home, built in 2005.

You'll find upgrades such as alder cabinets, stainless appliances and ceramic counters in the kitchen -- the heavy sand-toned ceramic, not the 4x4 glossy white. Ceramic floors in the kitchen and baths. Plantation shutters throughout, except for the master suite. Nice landscaping, too.

An Elk Grove Short Sale With 2 Master Suites

6900 Elvora Way, Elk Grove, CA 95757One of these days, it's gonna happen. I'm gonna open my front door some morning, step out onto the porch in a nightshirt, barefoot, and whammo. The wind is gonna slam shut the door. My door automatically locks. And, with my luck, this will happen at the precise moment a busload of people drive by. With cameras. My hair will be sticking out in all sorts of odd directions.

Where will I find the positive spin on that, you may ask? Hmmm . . . I would probably say to myself, it could be worse. How about naked photos sold to Playboy? That would be worse. Although, at my age, I'm not even so sure about that. There seems to be a lot of women over 50 posing nude for Playboy. See, there's always a silver lining to things and a different perspective.

Speaking of perspective, this new listing is presently occupied by a tenant who owns very large furniture. A buyer will need to look past the furniture to visual their own stuff in this home, because the size of the furniture tends to overpower some of the rooms.

This home has 4 bedroom and 3 1/2 baths, and was built by Corinthian in 2005. It's located in the Eastmeadow subdivison in Elk Grove, near Bruceville and Elk Grove Boulevard. This is a 2-story home, with about 2,690 square feet.

A PNC Bank Short Sale Bit the Dust in Sacramento

pnc bank short salePNC is not one of my favorite short sale banks. It seems that in all my Sacramento short sales involving PNC Bank there is a problem. Not always an insurmountable problem, but a challenge nonetheless.

I lost a short sale in Elk Grove yesterday because of PNC. I don't lose very many short sales. This Elk Grove short sale involved a first purchase-money mortgage with PNC and a second hard-money loan with Bank of America. Both banks agreed to the short sale but PNC demanded a $10,000 cash contribution, which the seller did not have and could not or would not borrow.

If the seller had access to that kind of money, the seller would not need to do a short sale. The banks accepted documented hardship.

All I can think is PNC must be getting paid a lot of money to do this foreclosure.

The seller's lawyer wrote a strong letter to PNC, pointing out that it would not be entitled to a deficiency judgment after the inevitable foreclosure. PNC did not change its position. It closed the file without further discussion.

We had submitted an offer that exceeded market value. PNC was getting plenty of money out of this transaction. After a foreclosure, I doubt the bank will receive anywhere near that price because most buyers need to get a loan. Loans require appraisals. It would have to appraise at that price and, right now, prices are falling in Sacramento. Elk Grove is being hit pretty hard.

Sometimes, sellers who try to do the right thing get slapped in the face by their banks.

Is That an Offer In Your Pocket Or Are You Just Happy to See Me?

sacramento short salesThere is nothing wrong with calling the listing agent of a property a buyer wants to purchase and asking that Sacramento short sale agent how he / she would like to see the offer written. In fact, it's Natasha-worthy. And even though I've been in this business for over three decades, when I represent buyers, I still ask agents what they would like to see in the offer. It's the way I guarantee that my buyer's offer will get accepted. Because this is not a cookie-cutter business.

When it comes to Sacramento short sales, however, each is a totally unique animal. Every short sale consists of its own complicated twists and turns. Certain documents are required and when you're talking about my Sacramento short sale listings, I impose even more regulations and restrictions, which I've designed over the years to move that short sale swiftly and smoothly through the system.

An agent called me yesterday about one of my Elk Grove short sale listings. I walked him through the offer, explaining each particular point, why we needed it, how to write it and where to submit. I don't discuss pricing unless we need to review the comparable sales because I leave that up to the buyer's agent to decide. But I do talk about the buyer's commitment to the transaction, the agent's willingness to participate and the time period expected to reach short sale approval.

This particular agent was in awe, I think. He received the offer back signed by the sellers within an hour. No corrections. No addendums. No counter offer. Straight and clean and we're going into escrow. This is what happens when an agent asks for direction and cooperates.
