Not Just the Number One Short Sale Agent but the Number One Agent at Lyon Real Estate for November

I was sitting at a client's dining room table in Elk Grove yesterday when the news hit. I had just handed the seller his MARS document and had explained the seller's right to cancel the short sale listing at any time -- which seems to reassure sellers and make them feel more comfortable -- and I also gave him time to read it. I don't rush anybody. During this time period, I pulled out my cell to check if there were any emergencies.

Holy toledo, Batman, I spotted an email congratulating me for being the number one agent at Lyon Real Estate for the month of November. Not just the number one Sacramento short sale agent at Lyon Real Estate -- but the number one agent in the whole company. Numero uno. That was pretty shocking. I've never been the number one agent in the entire company. Lyon Real Estate has, I dunno, 900-some agents.

My client looked at me with my jaw dropped and asked what happened. Did I get a short sale approved? He is so cute. Getting short sale approval is not a jaw-dropping event because that happens all the time, I told him. But this has never happened. Totally blew my mind.

I just keep my nose to the grindstone and work. After I listed that short sale home in Elk Grove, I drove to Natomas and listed another short sale as the sun was going down. Came home to a ton of emails, a new listing inputted into MLS to which I uploaded photos just before dinner (as my patient husband waited), and an offer for a short sale in Carmichael.

Even though I had inserted into the confidential agent remarks that the bank was firm on the price, an agent saw fit to submit an offer at 80% of listing price. What part of firm on price is unclear to this guy? He got his knickers in a twist when I told him the seller will find his offer to be unacceptable and I would advise the seller not to sign it. But if he had bothered to call me before writing the offer, he would have found out the bank had already rejected two other offers much higher than his.

But this is what my days are like. It comes with the territory. This Number One Agent thing reminds me of an agent in my office who pushed my back up against the wall in the hallway a few years ago. He demanded to know why I was wasting my time selling short sales. He could not fathom why a real estate agent would choose to specialize in short sales, especially in Sacramento. He probably doesn't work for the company anymore because I haven't seen him around. In fact, he probably doesn't work in real estate anymore.

Sacramento Home Sellers Can Fix Inaccurate Tax Records by Calling the Assessor's Office

sacramento real estate agentBefore I talk about fixing inaccurate Sacramento County tax records, let me ask if you have any idea how much it costs to get an MRI scan?  I was shocked. The procedure, which many people are deathly afraid of -- claustrophobia, I imagine -- takes all of a few minutes. My doctor ordered last December an MRI scan of my brain; nothing serious, the results came back fine.

The deal is you lie perfectly still on a bed. The bed moves back into a chamber, which sort of resembles a giant front-loading washing machine. Then the MRI scanner whirls, clicks, spins and chugs while it takes a series of images. For that 5- or 10-minute procedure, the cost at UC Davis is $8,704.50.

UC Davis apparently has no room in the hospital for the MRI machine. It was installed in a manufactured home out back in the parking lot. Eight grand to spend 15 minutes in a trailer.

My insurance paid $1,432.75. The hospital wrote off $7,062.56, so my out-of-pocket expense was about $210. I have no idea how billing works at hospitals but it makes me wonder if people without insurance would be forced to foot the entire bill; no wonder people are losing their homes. I mean, why do the silly dance? Why not just ask me for two hundred bucks? I suppose the seven grand loss is a tax write-off . . .

Everybody is looking for tax breaks. A big tax bill that many of us pay is property taxes. Some people are afraid to call the Sacramento County Tax Assessor because they worry that their tax bill will go up. However, in the Sacramento real estate market, many values have decreased, which means just the opposite could happen.

You probably know that due to Proposition 8, home owners with declining property values can get a temporary reduction on their property tax bill.

Something you may not know, though, is a Sacramento home owner can ask the County Assessor's office to fix inaccuracies. I am listing a 5-bedroom pool home in Carmichael next week. And guess what? It's not a short sale. But when I pulled the tax records -- which appraisers rely on for accuracy -- I noticed the County shows this home as a 4-bedroom. Well, I don't want the buyer's appraiser to lowball the appraisal when we're in escrow and hit my sellers on price.

The guy in charge of the Sacramento County Assessor's office, Ken Stieger, came to my Lyon Real Estate office a while back to talk about how the Assessor's office works. He told us that sellers and real estate agents can get the Assessor's records changed if they find a discrepancy. So, I gave it a whirl. I called the Assessor's office and after several transfers was put through to Kevin, an appraiser. Explained the situation, and Kevin changed it while I was on the phone with him. Easy as can be. And it was free. Took about the same amount of time as my MRI scan.
