If you're going to work in Sacramento short sales, you've got to know how to work the system. It's a little bit like fishing. When the fish are biting in a spot, that's a good spot to fish in. If they're not biting, you should ask yourself why. Are you using the wrong bait? Fishing too shallow? Or are you in the wrong spot?
Doing a successful short sale often involves trial and error. It's action and reaction. You try something and, if it works, you continue to do it. If it doesn't, you don't. You think about how you can improve it and you tweak your approach. Short sales are fluid, constantly moving and changing like the tide. What was true yesterday ain't necessarily true today.
I've been fortunate with my Bank of America short sales because my response time in Equator is right on target. Apparently, other agents haven't been so lucky. So I ask myself why. What am I doing that generates such a short turnaround time when other agents are stuck in Bank of America's black hole?
For starters, I pay attention to Bank of America's bottom line. Because I know they are. Especially now. They are squeezing every dime out of the deal, looking under the rug and scratching in the dirt for worms. Second, I am nice to people. I mean, sure, it's great fun to be a grouch but you use that approach with your friends -- which is why I don't have any -- not with business professionals. Third, I respond quickly to requests and tasks. Within seconds, if it's in my power.
Last Thursday I received a counter offer in Equator. Tracked down the buyer's agent and responded. Another counter arrived. Responded to that. Friday, I got 3 more. Bam, bam, bam. Each was different, and it wasn't always price but it always is bottom line. I pretty much turned the transaction inside out and upside down. It's now clean as a whistle having gone through the rinse-and-spin cycle twice.
