How Much Under List Price Can a Buyer Offer?

It is often a bit peculiar for a seller to receive an offer that is less than asking price within the first 24 hours on the market; yet, for some reason, buyers think it's a good idea. Leaves a person wondering why they have that idea. Is it because they do not want to buy a home? Is their agent misguiding them?

There are agents who don't argue with their buyers because they want them to be friends. To trust them. So, their thinking is let the buyer make her own mistakes enough times and she'll figure it out. Problem with that approach is the buyer loses her first and maybe second choice of a home. New Condo Listing at Roundtree in the Pocket (Sacramento)

A New Listing in East Sacramento NOT in MLS
As the old listing agent told me when I listed this: third agent is a charm. But there are things I do differently as a top-producing Sacramento Realtor, and it's why sellers hire me. I always look for all of the angles. Search for creative ways to… more
Why Home Inspectors in Sacramento Are So Picky
Sacramento home inspections are 1) only as good as the inspector preparing it, and 2) typically thorough. How those inspections end up being interpreted by the parties involved is what can cause a bone of contention in any transaction. This is why… more
Greenhaven Pool Home First Open House This Sunday
Many Sacramento buyer's agents are struggling to show homes to anxious buyers, and there are not very many homes for sale in January. Our market has not cooled down over the winter. Yes, there has been a slowing of new listings, which means a… more
Would You Like to Buy a 3 Bedroom in Westlake Villas?
For some reason, I seem to be taking a lot of condo listings lately. Maybe investors are cashing in on this hot market? For example, check out this Westlake Villas condo. This is among my favorite communities in Natomas. It is to the west of 80 and… more
The Only Woodside Oaks Condo for Sale Could be Yours
In our low inventory and high buyer demand housing market in Sacramento this spring, there is no better place to be as a seller than to own the only Woodside Oaks condo for sale. Especially an affordably priced condo. Especially a one-story unit in… more
What Could Possibly Be Bad About Hawaii?
When I first began discussions with my husband about buying a house in Hawaii, I bought a few books from Amazon about moving to Hawaii. There were a few horror tales. I'll never forget the story about the woman who could not deal with flying B52… more
The Myth of Win-Win in Sacramento Real Estate
One of the really important things I learned early in my career some 40+ years ago is that buying real estate is all about owning the property. It's not so much about "making the deal. " Especially in seller's markets or under conditions… more
Stunning Remodel in Natomas Hamptons Village
Hamptons Village in Natomas is a planned unit development that broke ground around the time the market began to collapse in Sacramento. So, in retrospect, it's a fairly newer community as everybody stopped building shortly thereafter. This home is… more
