If you are interested in buying or selling homes in Land Park or Curtis Park, the recent statistics for these areas may astound you.
Prices per square foot are rising in Land Park / Curtis Park. Part of that may be due to the increase of home sales of lower-priced homes, but in truth, those homes under $400,000 have been flying into escrow for the past six months. So, I don't see a big change in values based on the price or size of the home, because the activity has been too constant.
Here is a chart that details the last 15 months of square-foot values, on average, in the ZIP 95818, which includes Land Park, Curtis Park and portions a few streets north of Broadway. Look at the steady increase in per-square-foot costs.
And here is a chart that will show you the inventory, that is the last 15 months of available homes for sale. When inventory drops below two months, it is most definitely a seller's market. Three to five months can be neutral, but once inventory climbs over six months, it's a buyer's market. We are not in a buyer's market in Land Park and Curtis Park.
