Odd Stats for February Home Trends in Sacramento

The thing I really enjoy about receiving Trendgraphix reports from Lyon Real Estate is the fact our reports substantiate and explain what we're seeing as agents out in the field. It's only by being extemely active in Sacramento real estate that an agent really has her finger on the pulse of what's going on. It's not the same thing to hear about activity from others in an office, where an awful lot of agents seem to hang out.

A Sacramento Realtor has got to be holding open houses, talking to buyers and sellers, receiving purchase offers and closing transactions to get a good feel for the market. That is why an agent who sells several homes a week will have a different take on the market than the bulk who sell only 3 or 4 homes a year.

Further, I noticed something very odd about the stats for February in Sacramento County. Something I have not noticed in previous years at this time. Without getting into numbers here, let's just say inventory is getting tighter and buyers more frenzied. You can read more of an analysis in my personal blog today at this link: Sacramento Housing Market Report for February 2018.

Sacramento Real Estate Stats for January 2018
Right after New Year's Eve, my phone started to ring this January. I did have two days of pretty much silence, though, on December 31 and January 1. It was remarkable. I happened to be in Honolulu over those two days, on vacation from my vacation… more

Honestly, I cannot remember the last time when over the course of a weekend I managed to sell 6 listings all at once like last weekend. Usually they are scattered a little bit. I try to put my listings on the market on Fridays, and some weeks I… more
A Silver Lining to Winter Home Selling Market
There are some sellers I have been working with since last spring to get their homes ready for the market, and next month we are moving into our winter market. I define our winter home selling market in Sacramento as November through January. These… more
Sacramento Median Housing Price Now vs Market Crash
Say what you want about rising home prices in California, the fact is experts report 3 out of 4 people cannot afford to buy a home in this state. We have pockets of affordability, areas like Sacramento, for example, or Riverside, you know, cities… more
What is Happening in Sacramento Real Estate?
My sister mentioned yesterday that she watched some show on TV in Minneapolis (probably cable) in which a local Realtor said the whole country is now in the midst of a buyer's market (which struck me a bit odd since that's not what we see). This… more
Is the Housing Market in Sacramento Calming?
Four months is too early to call a trend in the housing market in Sacramento, or is it? Could this be a sign of what is approaching? In looking through the history of real estate in Sacramento, we've had other stretches of stability for a while but… more
What Happened in Sacramento Real Estate in July?
Our Sacramento housing market in July saw almost a 15% uptick in listings, but we are still down 16% from a year ago at this time. Our inventory is still much too low to meet demand. As a result, most homes are selling within weeks if not within… more
