A Shout Out to Placer Title in Sacramento

I'd like to say how much I appreciate Dawn Herlache at Placer Title. She is an escrow officer in Sacramento, with more than 25 years of experience in escrow. Although Dawn probably doesn't get overtime pay and works primarily Monday to Friday like everybody else, she came in to work on Saturday to sign docs for my sellers.

Dawn called me after hours on Friday night to say my sellers were driving down to Sacramento from Seattle. They had only Saturday morning or Tuesday available to sign. Well, Dawn knew that the buyers wanted to close on Tuesday. I don't know if they were about to lose their loan lock or why it had to be Tuesday since our short sale approval letter gave us to next Friday to close, but the buyers preferred Tuesday.

Buyers are what makes my short sale world so successful. I do whatever I can for buyers. So does Placer Title and Dawn Herlache.

So, Dawn threw on her jeans and came into the office on Saturday to meet with me and the sellers. Another successful short sale in Sacramento is closing this week, right on the buyers' schedule. This has been a pretty long escrow, too, because it's a Chase Bank short sale. Not much you can do about those Chase short sales that drag out, but they do eventually close. Our buyer has been waiting patiently since September.

As you may or may not know, choosing the right buyer is essential to closing a short sale. I often joke that I do everything but nail buyers to the front door. Choosing the right escrow officer and title company is essential, too. Placer Title, by the way, doesn't work with every Sacramento short sale agent and her sellers. There is too much liability at stake if they choose the wrong short sale agent.
