Let me make myself perfectly clear -- I am not an obsessive / compulsive hoarder. Not about shoes, anyway. I am no Imelda Marcos, but I do have a decent collection in my closet and quite possibly can bring myself to admit that I enjoy a bit of a love affair with shoes. My husband doesn't understand. He probably owns 3 pair: blue, black and brown. Couple of hiking boots, and a handful of tennis shoes, whatever they're called these days. I own at least 20 pair of black shoes alone. Dress and casual. Seasonal. Varying heel heights. You know. Women need them.
OK, I will admit to going to the Salvatore Ferragamo Museum of shoes as one of my must-see museums in Florence, Italy. Yet, I have never had a cast made of my feet nor ordered custom-made shoes. I feel somewhat deprived. Having shoes custom made for your feet is an ultimate in luxury, don't you agree? So last night I dreamed a shoemaker in New York made a molded cast of my feet. Except the shoes were not shoes but instead were boots with steel toes, capable of causing instant death upon impact. You can see where I'm going with this. After all, I'm a Sacramento short sale agent.
Where I'm not going with this is over to my new listing in Land Park. Even though it is a short sale. Fortunately, not all of the homes in Land Park that I list are short sales, but many of them seem to be lately. The market is tough, and it's declining, especially in the upper end. Now, Land Park has held up much better during the housing crisis than other areas of Sacramento, but it's suffered somewhat as well, just not as dramatically.
This is a 3-bedroom, 2-bath home that was built in 1949. With that age of a home, you get a raised foundation and hardwood floors, especially under carpeting. It has a wood-burning fireplace in the living room and many windows. The kitchen is a mix-and-match of upgrades with original custom features. You've got newer cabinets, granite counters and a ceramic floor, but the walls and soffits are untouched. There is also a breakfast nook with a ceiling fan in the kitchen.
Of course, it has a formal dining room. All homes built in the late 1940s in Land Park feature a formal dining room. What's nice about this particular room is it is not situated in the center of the home, so you don't have to walk through it to reach the other rooms. Home buyers for homes in Land Park often complain to me when the dining room is in the middle of the home, and they sometimes don't buy the home for that reason. It's a turnoff.
One bath has been updated and features a walk-in shower. The other bath is in its original condition. However, I suspect the previous owner, who had remodeled the kitchen, left the bath because its original condition is in high demand; it's charming. The floor is basket-weave tile. The vanity, tub and walls sport peach and blue tile with cranberry trim.
All the rooms are good sized, and there is even a laundry room with hookups and a sink. There is access to the back yard from the hall and from a door off the laundry. An unusual feature that is typically very hard to find in Land Park is an attached 2-car garage.
Another unusual feature is the fact there are two back yards. Well, one in the back with an uncovered patio and a covered free-standing spa under a pergola. But there is also another yard that picks up in the back, wraps around the side and up to the front. It's huge. But that's also because the home sits on a corner lot. Fewer neighbors in your view!
