For the past 30-some years, I've been taking niacin to lower my cholesterol. Oh, sure, in the beginning it was just all fun and games because niacin gave you such a rush. Especially if you didn't take the time-release version. But now it is time to say goodbye to my daily ritual of niacin.  Because the medical community has recently determined that taking niacin can give you a heart attack! I kid you not. And it has been found to have absolutely zero benefit for lowering cholesterol.

If you can't trust a doctor, who can you trust? One day, it's take niacin. The next day, it's niacin could kill you. Being in the medical profession has to got to be as much fun as being a Sacramento short sale agent. What's true one day changes the next. Especially in the short sale business.

But, here's one thing that doesn't much change. The community of Galt. There are a lot of firefighters, police officers and public workers who live in Galt. I don't know about you, but if we suddenly had a national emergency situation, I think Galt would be a good place to live.

I guess the original plans for the Cambridge model showed a smaller square footage, but something changed along the way. This home is situated in Chancellor Estates. In sad news yesterday, more than 900 workers at HomEq lost their jobs in Sacramento County. Another HomEq servicing center in Raleigh is closing. I wonder how many employees at HomEq have a mortgage through HomEq and whether HomEq would qualify these homeowners for a short sale if they did. I wonder how many of these employees will call me for help with their Sacramento short sale? There surely seems to be an uptick in short sales lately.

The last HomEq short sale I negotiated was a horrible transaction. The negotiator demanded a seller contribution of $8,500. The next day, the negotiator's assistant picked up the file and announced there was no contribution. Day after that, the negotiator came back with a second request for $8,500. Well, I asked the assistant to send me the short sale approval letter without the contribution demand. She did. So you know who I continued to correspond with. It wasn't the negotiator with the demand. No wonder HomEq servicing centers are closing.

This new short sale in Galt does NOT have a loan held by HomEq, thank goodness. And it's a perfect starter home with 3 bedrooms and 2 baths. Have you ever been to Galt? If you think Elk Grove is over-developed and too suburban for your tastes, try driving out the 99 freeway a few minutes longer to enjoy the wonderful small-town charm of Galt. Wide, dusty streets. Friendly store owners. Country atmosphere. Slower pace.
