REALTORS® Who Advise Represented Parties Are Interfering in Another REALTOR'S® Transaction

I was over at the Med Center yesterday listing a house. It's a short sale, like many in Sacramento. As I was walking through the home, doing my agent visual inspection, my phone rang. I'm always a bit conscious when I'm in a vacant house and talking on my cell because I tend to pace the floor when I talk. I can't stand still. No way, Jose. As a result, the sound of my heels clicking on hardwood floors echoes through my Jawbone device. I imagine that sound is not a very pleasant experience for the caller on the other end.

The solution, of course, would be to unzip those boots and prance around in stocking feet. But I'm not that practical. I also wasn't wearing a coat, so going outside wasn't an option. It was chilly by Sacramento standards, in the high 40s, low 50s. That would be balmy weather in Minnesota, but cold here.

I tiptoed around the house.

The guy who called me wanted to know if Freddie Mac would negotiate with him. Why does he think I have the answer? I don't know him; I don't know his agent; I am not privy to his transaction and, on top of it all, I am really not even allowed to give him advice because he is not my client. The Code of Ethics say I can't interfere in another REALTOR'S® transaction. Giving him advice would be interference. I'm just a Sacramento short sale agent, working with my own clients. See, this is what happens when people can easily find you on the Internet.

I see agents do interfere in other REALTORS'® business all the time on Trulia.com. Sometimes, I even post a message that says we can't give that type of advice, and I explain why. But agents stomp right over my warnings and post away, yakking about what the person should or should not do, all the while knowing the person has agent representation. Some agents just don't think. Or, if they do, they don't care.

The property this guy wanted to buy was located one block away from the home I was listing. I suspect it was an REO, probably a HomePath property. He described the whole thing to me and asked what he should do. What did his agent tell him to do? His agent told him to buy the property, he said. It was something like $30,000. What a steal. Well, then, stop blabbing to me about it and go buy it.

Emperor Penguin in New Zealand and a Short Sale at the Med Center in Sacramento

I suspect that's because you can twist around words in your head or forget words, but it's really hard to forget an image. I keep seeing that image embedded in my brain of the Emperor Penguin in New Zealand, standing on a sandy beach all by itself looking lost. It was lost. Took a wrong turn out in the ocean somewhere and should have been in Antarctica, not stranded on a beach in New Zealand.

Authorities said they were going to let nature take its course. Even though the poor little creature was eating sand because it didn't have any snow. What is wrong with people? Nature take its course. What? What I imagined was some wealthy Samaritan would volunteer to fly the penguin home. So, I was very relieved to read that they had finally taken the penguin to the zoo.

I am hoping my images of this 1928 Bungalow in the Med Center of Sacramento will motivate a first-time home buyer to want to tour this home. When I shot my first series of photos of the front, I captured the lamp post in the yard. It wasn't until I looked at them on my computer that I realized the lamp post was just a black line in the center of my photo. The big cedar tree is much prettier.

I feel the exterior photo of a home is the most important picture. That's because if a buyer doesn't like the exterior, there is no way a buyer will look at any other pictures. It's too easy to click on the next listing. I don't want to give the buyer that opportunity.

This home is only available because the seller transferred. It's a Wachovia short sale. My favorite favorite kind of short sale in the entire world. Wachovia got its act together early on, way before any other short sale bank figured out it makes more money if it would streamline the short sale process. On average, my Wachovia short sales get approved somewhere between 24 hours and 10 days.

If you're looking for vintage character, mixed with modern improvements, you'll love this home. It features leaded glass windows, arches, inlaid wood floors, cubby holes, nooks and crannies, plaster walls and a cellar. Updates include central heat and air, a remodeled kitchen, an updated bath with clawfoot tub, and a second-floor loft.

There is a one-car garage and a big yard out back. Way in the back is a concrete pad. It has utilities and its own meter. At one time, there used to be a structure in that spot.
