A Contractor's Special in Rancho Cordova is Offered at $80,000

Then, there are those who wander aimlessly in a psychedelic daze among swirls of bright colors, but that's because they are the lucky recipients of those free flashblacks we were all promised from the 1960s. Man, what a scam. But my point is as people -- as real estate agents, especially -- we are all different and none of us interrupt the world in exactly the same way.

However, I am at a complete loss as to how a real estate agent in March of 2005 could advertise this new listing I'm about to show you as having an "updated and remodeled kitchen." This home has lost about $200,000 of equity over the past 5 years, and the sellers had paid cash for this! They bought at the height of the market just before the crash. Ah, hindsight. This home is free and clear. It is not a short sale because there is no loan. But it's definitely a fixer-upper. A contractor's special.

Before I tell you what's great about this home, let me tell you what's not. It's located on a through street, so there are a lot of cars driving by, and you can hear traffic from inside the home. The siding could contain asbestos. The interior and exterior needs paint. Many walls, including the living room ceiling, feature peeling wallpaper. The sellers ripped up the carpeting throughout to expose hardwood floors, but the floors need to be refinished and there are bits of stuck padding and stained spots. The floors in the baths are spongy, you'll find holes in the walls, maybe rotting studs. If this were my home, I'd tear down the walls to the studs in both the baths and kitchen and remodel it.

What's really cool about this home is the size of the lot and its layout. The lot is more than 1/3 of an acre, according to the Sacramento County Tax Assessor. There is a covered patio in the back yard with stone pavers. It has 3 bedrooms and 2 baths, which means one of the bedrooms is a master suite, and approximately 1,109 sq. ft. The living room has a Roman brick wood-burning fireplace, and there is extra space off the dining area that could be utilized as a home office area. Mostly all of the windows are dual pane. It was built in 1958, so it has a raised foundation, plus, according to the previous listing, the HVAC was installed around 2003. There is a 2-car garage.

Hi Elizabeth - What a difference 5 years makes.  There does appear to have had some work done.  The price seems amazingly low, even though its on a busy street.  Now for a little good news.  Rancho Cordova has a lot of houses with shingle siding on them.  Closer inspection on many has found the shingles are cedar not asbestos.

Hi Myrl: Oh, come on, Myrl, that kitchen is not updated and remodeled. LOL. That work was probably done 20 or 30 years ago. When advertising implies a remodel, it means a relatively new remodel. But as for the shingles, yes, they could very well be cedar. But we don't know. And when we don't know, I always prepare buyers for the absolute worst. I disclose everything that I possibly can which, as real estate licensees, you know, we are required to do.

Some people drank a little too much punch in the sixties, I suppose. Since the property has not been updated, someone is gonna get one heck of a good deal.

I see loads of potential here.  Privacy fence allowed? to block road noise perhaps and a hedge row would help too.  Of course that spot on the floor in front of the fireplace made me think of "someone" over watering a plant.  This looks like a true steal.

It does look like the kitchen was updated at some point between 1958 and 2005.  Looks like the previous agent might have left out a little detail, such as the updating an remodeling took place in 1975!
