Here is a Spectacular Short Sale in Elk Grove in the Franklin Meadows Subdivision

10018 Spring View Way, Elk Grove, CA 95757If you're looking for a home in Elk Grove that boasts more than 3,000 square feet -- you know, a little elbow room -- then this short sale may be the Elk Grove home for you. It was built in 2005 by Richmond American Homes, and it's a two-story. Sort of has to be a two-story for that kind of square footage in Franklin Meadows.

One thing that buyers will find very attractive about this home isn't necessarily the home itself. It's the fact that it sits right down the street from Helen Carr Castello Elementary School. I mean right down the street. If you go out into the street and look north, you can see the school.

Another great selling aspect of this home is the amount of upgrades that were added when the sellers bought the home. I swear, builders sell upgrades at these outrageous prices and buyers never forget how much they paid. It eats at them. And, unfortunately, they'll never get that money back out of a resale. But upgrades do help to sell the home.

These sellers paid for a raised elevation in the front yard. I don't really sell new homes, so I have no idea how a salesperson sells the benefits of a pile of dirt but I guess they do. They also upgraded the AC to 14-SEER, installed central vac, concealed surround sound and a Jacuzzi tub, and the landscaping is professional. Also, if you need a 3-car garage, you've got it.

This home has 4 bedrooms and 2 dens. One den is downstairs and the other is upstairs. It has 2 1/2 baths. There is so much space in this home the sellers don't even use the formal dining room. In fact, if you wanted, since the dining room is located near the entrance, it would make another fabulous den / home office. You could have 3 dens. I wrote a piece the other day about how living rooms and dining rooms are becoming dinosaurs, and it's true. People today gravitate more toward open spaces and family rooms. This home has a family room / great room concept, naturally, with a fireplace, too.
