&lt;p&gt;You probably have no idea what it's like to work in a giant real estate sandbox all by yourself. You know, nobody to talk to outside of your clients and your cats. Lots of Sacramento real estate agents socialize with each other but I have precious little time to stand around the copy machine and chat, much as I may like to. &lt;p&gt;And now I have a playmate. Not just &lt;em&gt;anybody,&lt;/em&gt; either. Linda was a scientist in another life. Hey, I know what you're thinking -- I don't mean this in a mad scientist sort of way, mind you, but she's a real, honest-to-goodness scientist. She graduated from the University of Wyoming and, with her background, has that uncanny ability to analyze, explicate, examine key factors of a transaction from all angles; she's probably a lot smarter than me.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Linda lives in Davis with her first and only husband and jogs every morning with her dog, Miles, a golden retriever.&lt;/strong&gt; While I am typing away in my blog at 5 AM, she's out running down dark streets, so she's probably in much better physical shape than I am. Apart from an occasional workout on my elliptical, the most exercise I get these days is dragging my trash cans out to the curb. And lately I've been letting my husband do that.&lt;/p&gt;
&lt;p&gt;We both share a love of animals. This practice is in the agent's best interest. &lt;p&gt;Some days I am ashamed to be part of this profession.       <title>How Do You Feel About the Shooting of the Pregnant Cow at the California State Fair?</title>
      <description>&lt;p&gt;&lt;strong&gt;For me, it was pretty horrific to read about the &lt;a href=&quot;http://www.sacbee.com/2010/07/29/2922057/questions-raised-over-animal-births.html&quot; title=&quot;pregnant cow state fair&quot;&gt;pregnant cow&lt;/a&gt; who was shot Tuesday for freaking out at the &lt;a href=&quot;http://www.bigfun.org/&quot; title=&quot;california state fair&quot;&gt;California State Fair&lt;/a&gt;.&lt;/strong&gt; So, I was a little relieved when I read this morning's paper that animal advocates showed up yesterday at the Fair to voice their opposition.&amp;nbsp; It's good to know that people care and are willing to protest. Because the guys taking care of the cows were obviously unprepared to handle an emergency situation. They didn't think that far ahead or that cow and her baby would not be dead.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The police did what police are trained to do.&lt;/strong&gt; Shoot to protect the public. Can't really blame them. But I can blame the people who were responsible for the health and safety of the pregnant cows. And the people who decided that the &quot;miracle of birth&quot; belongs on exhibition at the State Fair in Sacramento. When I was a kid, we didn't truck off to the &lt;a href=&quot;http://www.mnstatefair.org/&quot; title=&quot;minnesota state fair&quot;&gt;Minnesota State Fair&lt;/a&gt; to watch calves being born. Nope, they stuffed our first-grade class on a bus and took us out to the country. I eagerly jumped off the bus, took a good strong whiff of the country air and vomited my guts into the dirt.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;They put me back on the bus and made me sit there by myself while all the other kids got to go see the cows.&lt;/strong&gt; When my classmates returned to the bus, one of them was kind enough to bring me a souvenir of the class trip: a small plastic cow. I didn't want a stinkin' plastic cow. I wanted to touch and look at real cows. I was very disappointed.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My mother, in an effort to show me where meat comes from, hauled me and my siblings off to a meat packing plant in &lt;a href=&quot;http://www.city-data.com/neighborhood/Johnsville-Minneapolis-MN.html&quot; title=&quot;johnsville, minnesota&quot;&gt;Johnsville, Minnesota&lt;/a&gt;.&lt;/strong&gt; We watched cow and pig bodies hung upside down from a conveyor belt move slowly past a glass window. They didn't much resemble cows or pigs. They certainly didn't look anything like the meat products in the refrigerated display cases at the store.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So, to this day I eat meat.&lt;/strong&gt; I'm not a vegetarian. Although, many of my close friends are vegetarians and vegans. But I can tell you this, if I had to personally slaughter an animal for food, no question about it -- I'd never eat meat again. Still, it saddens me greatly to think about the dead cow and her baby. I hope precautions are put into place so this horrible incident never happens again, even if it means discontinuing some of the miracle-of-birth exhibits at the State Fair.&lt;/p&gt;

&lt;p&gt;Blue whales don't have any teeth. Don't ask me why I know that. Something must have stuck in my thick head in elementary school. I believe blue whales are also on the endangered list of animals we have thoughtlessly slaughtered over the years.&lt;/p&gt;
&lt;p&gt;It would be nice to drive a couple of hours to the coast today to look for whales, but first I have to tell you about this gorgeous, and I mean drop-dead beautiful, home in the Wildhawk subdivision. A one-car garage is located on the left side and a two-car garage is to the right of this home. Sort of like his-and-her garages. Then there's this huge tree in the front yard that blocks your view of this magnificent structure.&lt;/p&gt;

&lt;p&gt;But on Wednesday, I stopped to read one of these emails. The email aroused my suspicions because it talked about Administration Policy and promised full commissions on short sales, while naming a bunch of major lenders. I know that full commission is an impossible guarantee. Red flag. I also noted the email was absent a company name but sported a Washington, D.C. address, made to look like it could be a government-sponsored entity. #2 red flag.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So, I decided to check it out and signed up for the Program 3648 webinar.&lt;/strong&gt; It started out innocent enough. To qualify for the program, an agent must:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Be full-time&lt;/li&gt;
&lt;li&gt;Have short sale experience&lt;/li&gt;
&lt;li&gt;Be able to handle at least 15 short sale listings&lt;/li&gt;
&lt;li&gt;Possess a proactive approach&lt;/li&gt;
&lt;li&gt;Maintain a proper mindset&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;That last 2 requirements were a bit peculiar because every successful short sale agent I know has those qualities. To push a &quot;proactive approach&quot; or &quot;proper mindset,&quot; well, those are not things one would promote to an &lt;a href=&quot;http://homebuying.about.com/od/realestateagents/qt/070507-Ex-Agts.htm&quot; title=&quot;experienced real estate agent&quot;&gt;experienced real estate agent&lt;/a&gt;. It's insulting. But it's new information to an inexperienced agent. #3 red flag.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Program 3648 also sports a little icon as its logo.&lt;/strong&gt; It looks suspiciously like a government symbol with an eagle in the middle and lettering so tiny you can't read it, but it's not a government entity. #4 red flag.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Basically, this is how the program was laid out. &lt;/strong&gt;An agent pays an upfront fee, signs a 6-month contract and agrees to pay a triple-digit monthly fee to Program 3648. In return, the agent receives training on how to become a &lt;a href=&quot;http://homebuying.about.com/od/shortsale/a/012209_SSAgent.htm&quot; title=&quot;short sale listing agent&quot;&gt;short sale listing agent&lt;/a&gt; . . . Wait. Didn't they just say they wanted experienced short sale agents? #5 red flag.&lt;/p&gt;
&lt;p&gt;The agent will receive a list of 150 leads. These leads consist of homeowners who are 30 days or more behind in their mortgage payments. If an agent wanted to find a list of homeowners who have a &lt;a href=&quot;http://homebuying.about.com/od/glossaryno/g/011708_NODefaul.htm&quot; title=&quot;notice of default&quot;&gt;Notice of Default&lt;/a&gt; filed against their homes, this information is available for free in the Sacramento County public records. The idea is agents then call or send direct mail to the homeowners, in essence, the program purports to turn real estate agents into telemarketers. #6 red flag.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What busy and successful short sale agent would want to do telemarketing?&lt;/strong&gt; Probably none. But a brand new agent who has no business might be tempted to sign up for this program.&lt;/p&gt;
&lt;p&gt;Program 3648 also provides all the short sale negotiation for the agent. Gosh, I hope Program 3648 is a licensed real estate broker because only real estate brokers or lawyers can collect a commission, regardless of what they call it, to &lt;a href=&quot;http://homebuying.about.com/od/shortsale/a/111008_NegShort.htm&quot; title=&quot;negotiate a short sale&quot;&gt;negotiate a short sale&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;But the weird twist is the listing agent somehow charges the &lt;a href=&quot;http://homebuying.about.com/od/4closureshortsales/qt/021208_BuyShort.htm&quot; title=&quot;short sale buyer&quot;&gt;short sale buyer&lt;/a&gt; 1% of the sales price and makes the buyer pay its negotiation fee, 20% of which is rebated to the listing agent.&lt;/strong&gt; Why would a buyer agree to pay a commission of 1% to the listing agent and the listing agent's third-party negotiator? #7 red flag.&lt;/p&gt;
&lt;p&gt;I disconnected at that point. How many red flags does an agent need? I can already hear the lawyers at &lt;a href=&quot;http://golyon.com&quot; title=&quot;lyon real estate&quot;&gt;Lyon Real Estate&lt;/a&gt; having conniption fits over this.&lt;/p&gt;

      <title>What Sacramento Sellers Desperately Need From a Short Sale Agent</title>

What I find interesting is 80% of those listings are short sales. There are agents running around Sacramento who wouldn't touch a short sale listing with a 10-foot pole. Prices are falling. What's going to happen to those people who bought a home with 100% financing when it's time to sell? The answer was short sales. I like to be on top of the curve, so I called an agent I knew who had handled a few short sales and asked if over the years anything had changed. After all, I've been in this business since the 1970s. &lt;em&gt;Far out, what's your bag, man?&lt;/em&gt;&lt;/p&gt;

Now, almost 5 years later, Wikipedia slipped in front of me, so my article dropped to rank at #2. Here, I'll give you an example. Last week, as I walked through a seller's home in Elk Grove, I noticed the windows looked fairly new and asked when they were installed. Oh, the sellers put in dual pane a year ago. Aha. Did the sellers happen to finance those dual pane windows through SMUD? Well, yes, they did.&lt;/p&gt;
&lt;p&gt;Uh, oh. SMUD records a lien as evidence for the debt as a UCC filing. Most sellers are completely unaware. This means the SMUD lien will follow the seller wherever the seller goes. It also means it will survive &lt;a href=&quot;http://homebuying.about.com/od/4closureshortsales/qt/foreclosures.htm&quot; title=&quot;foreclosure&quot;&gt;foreclosure&lt;/a&gt;. It takes priority over existing mortgages and the first lender will not pay it off. &lt;p&gt;&lt;strong&gt;A reporter called yesterday morning to ask me about the rising real estate prices and market recovery in Sacramento. &lt;/strong&gt;After all, our Trendgraphix reports show a 42% increase in pending sales for June. That's the message delivered by &lt;a href=&quot;http://golyon.com&quot; title=&quot;lyon real estate&quot;&gt;Lyon Real Estate&lt;/a&gt;. However, inventory is up about 8% and sales are down by 2%. The average per-square-foot price also dropped by 2% to $125. The reporter asked me to comment on our market stabilization in Sacramento.&lt;/p&gt;
&lt;p&gt;Much as I would like to paint a rosy picture of the real estate market in Sacramento, I have to call it the way I see it. And I don't see a big recovery. &lt;span&gt;In fact, I see prices falling.&lt;/span&gt; I haven't heard much about this elsewhere but it's going on, I'm telling you. Just wait a few months. You'll see.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;You'd think a neighbor would have noticed somebody out there with a reciprocating saw.&lt;/strong&gt; It takes a long time to cut off a lockbox. I know this because when I bought my home, the agent left his lockbox on the railing and never came back for it. So I whipped out my saw, attached a metal cutting blade and went to work on the lockbox. It took me a good 15 minutes or so to cut through the steel. My hands vibrated for 5 minutes afterward.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I found out my lockbox was missing yesterday when a &lt;a href=&quot;http://homebuying.about.com/od/buyingahome/qt/071907-buyagt.htm&quot; title=&quot;buyer's agent&quot;&gt;buyer's agent&lt;/a&gt; called me to ask its location.&lt;/strong&gt; I told him it was on the gas meter. I suggested they call a locksmith and the police, and then their insurance agent.&lt;/p&gt;
&lt;p&gt;I met the seller's mom at the property, handed my business card to the police officer, we changed out the locks and attached a new lockbox to the front door, in full view of the neighbor's. Of course now there's nothing left to swipe but the copper.&lt;/p&gt;

&lt;p&gt;Apart from amenities such as wider, more comfortable seating and ample leg room -- and let's not forget the free drinks, better meals and real silverware -- flight attendants call you by name. Is that worth paying 2 to 4 times more than everybody else on the plane? In other words, do you get value for the dollar expended or do some people just not care about how much first-class service costs? It's probably both.&lt;/p&gt;
&lt;p&gt;For one thing, when you fly First Class, generally you're surrounded by people with money, versus people without money. The conversations you overhear are different.
